How do I keep my Shih-tzu's eye's clean?

Help! I cannot keep my shih-tzu puppy's eyes clean. I keep the hair trimmed around her eyes, so as not to get into her eyes. I wash her face with a warm wash cloth morning and at night. I have also tried "tear clear", "crystal eye", and "eye wipes" with no success. Her hair is white, so the tear stains are very noticable. Does anyone know of a secret? :confused:http://

Please do let us know how this product works and how often it needs to be used in order to work. I am very interested. I am a dog groomer and have NEVER found any product to get rid of the stain, and a lot of people ask.

My shih-poo is black faced but she gets that gunk all the time in the corner of her eye's too.It's disgusting,always washing with warm cloth.
