Tear Stains

My Chihuahua has tear stains under the eyes and I'd like some recommendations on what to use to clean that area. Anyone with runny eyed dogs got suggestions???

My older dogs eyes always have some 'stuff' coming out of his eyes! I just wipe it off with some papertowel and it's gone..for how long is the question..:o
