I LOVE the kitchen and dining room! It looks pretty sparse right now. I can't wait to see what it'll look like once you put your own touches on it.

Wow! That's great! Nice property for the doggies (is there a fence?). And I love the kitchen. So much counter space, I have NO counter space in my kitchen.

yeah no one lives in the house right now so everything that is in there is just what the seller put in to make it look pretty lol. it's a vacant lot at this time though.

and there is no fence right now... we will be putting one in before we move in.

The kitchen is so large I thought it was an eat in arrangement. But then you show the dining room. WOW! I love the kitchen and island. When I redo my kitchen, I am putting in a corner extension island. (Been saying this since we bought the house 5 + years ago!)

Just want to slow you down a bit. You haven't actually 'bought the house' until you sign on the dotted line. :D

Your new house looks great! Nice kitchen cabinets, stainless steel appliances, granite countertops. Very high end. Love the "fireplace" and your kitchen nook there by the large window. The outdoors looks to be spectacular as well; a good vibe. Very nice indeed. Congratulations! :)

Wow, what a beautiful kitchen! It looks like it has recently been completely redone. Everything looks bright and new. The one thing I would be a bit concerned about is the fallen trees in the wooded area. Seems like it will take a lot of work to deal with them.

yeah that is hubby's job lol.. he is going to buy a chain saw and chop them up and stack them. They actually didn't fall...t hey were cut and then left there... very strange lol

and everything in the house was redone.

The house was originally purchased for $70,000 that's how beat up and run down it was.... and the guy and his wife are " house flippers" as a hobby... so they bought it to fix it up and resell it. The kitchen is new, bathrooms are new, new paint, new carpet, support beams in the basement are brand new, new roof, new heating and cooling system, new flooring, new windows, new propane tanks. they redid everything.

Our inspections are this Saturday... if everything goes good with that... we will sign everything :D

Congrats! That was a manufactured house with a poured basement right? I've always wanted to buy a big lot and put one on if I had the money. They have the best kitchens.

It was actually a cottage at one point lol.. the house was built in 1945. But recently there were add ons put on and the guy that bought it completely redid everything.

We haven't decided if we are going to do anything with the basement or not... we are on a creek... so there is a risk for flooding although it would have to swell over 15 feet for it to even reach the house at all lol... luckily the first floor is raised so it wouldn't sustain any damage if it were to flood. If we do anything with the basement we will just put down linoleum flooring rather than carpets.

Hubby is just a smarty pants :D I cook and don't mind being in the kitchen... he is just a BETTER cook so he does it most of the time lol

Well... we aren't buying this home lol

We found out some stuff... the septic system is not in good shape and needs to be replaced with a holding tank which needs to be serviced every three months.... we don't really want to be saddled with that....

And there is some termite damage.... the house was since sprayed for termites but it is unknown at this time whether there was any damage to the framing...

So we decided to back off of this one. We didn't even get the other inspections done yet... the first two inspections showed trouble... and that is enough for us.

it was a very pretty home but could have lead to problems we didnt' want to deal with.

So our home search continues lol

It's good to know those kinds of things before purchasing. Another one will come along. They keep saying that it's a "buyers' market".

caseysmom
02-01-2008, 05:33 PM
Yes I believe the buyers have the power right now so don't settle.

02-01-2008, 06:04 PM
Good thing you found this out before you bought! Keep looking. It is a buyer's market out there. I'm sure there is a nice house with acres of counterspace in the kitchen out there for you. :)

sparks19
02-01-2008, 06:36 PM
LOL... .well I guess the sellers are offering to pay for the load test to find out for SURE what would need to be done with the septic system... if we can't put in a drainage field (at their expense) then we are walking away.

It's nice to be in this position... it is a buyers market and we don't have a deadline for when we NEED to be out of this house... we can stay here as long as we need to.

:D
